Essentials of LIHTC: Qualifying Households

Qualifying Households Class A - Application Process

This is the first of three classes that comprise the LIHTC course. In Class A, learn the basics of the LIHTC program and the necessary steps to complete a certification. Topics include determining household size, student status and important requirements for both new tenant applications and recertifications.

Qualifying Households Class B - Types of Income

This is the second class in a series of three classes that comprise the LIHTC course. You will learn how to navigate the different types of earned and unearned income, ranging from zero income and periodic allowances to military pay. Examples of each will be provided, along with how to how to verify income and determine which income to include and exclude in calculations.

 

  • Household members’ income determinations 

  • Differentiating between types of income

  • Income verification

Qualifying Households Class C - Assets

This is the final class in a series of three that comprise the LIHTC course. Almost everyone has one form of an asset or another. It’s your job to know the different types of assets and what may or may not be counted as income. Once asset income has been determined, you’ll need to document it on the Tenant Income Certification (TIC) and recertify that income annually. This class covers these topics and outlines the necessary steps.

 

  • Asset definitions and which to include or exclude

  • Imputing asset values and disposed assets

  • Completing a TIC and recertification

Housing Compliance Manager of Tax Credit "HCM-TC" Designation Exam

The Housing Compliance Manager of Tax Credits “HCM-TC” designation exam is designed to help you take the next step in your career to successfully work as a tax credit professional for qualifying households. This 30-question exam is open-book, and the Essentials of LIHTC course manuals will be useful to have on hand during the exam. A score of 67% is required to pass.

 

Time: 1.5-hour limit
Level: Intermediate 
Target Audience: Site staff, Management, Executives, Owners/Agents, Syndicators, Developers

 

Refund Policy:

  • If notice of cancellation is received in the first 48 hours of purchase: Full refund
  • If notice of cancellation is received in the first 48 hours of purchase but the class has already been started: No refund
  • If notice of cancellation is received after 48 hours of purchase: No refund; funds can be applied to other staff or training, funds can be held as a credit for up to one year from original purchase date
